Choosing the right home design for your block
Choosing the perfect home design for your block and lifestyle will require thorough research well before you make a purchase.
Every landholding will have a range of factors to consider from the size, frontage, easements, covenants and orientation. And then there’s what you want from your home so that it pairs perfectly with your lifestyle and your family.
Burbank Chief Executive Officer, Property Tom Trevaskis said Burbank has knowledgeable experts to help guide and oversee the process of selecting the most appropriate home design for your block that ticks all of your boxes.
“With 40 years of experience building houses across Australia, Burbank has navigated every block size and shape imaginable,” Mr Trevaskis said.
“As well as the aesthetics of the location of the block, there may be some technical issues you will need to consider when deciding on a home design.
“At Burbank, we offer a range of designs to choose from with different facades, floorplans and design features to suit most buyers. We can also customise special additions to ensure your new home really will be your dream home for years to come.”
Here are our top tips for maximising your land and choosing the perfect home design to go with it.
1) Build to your block size
The size of your block will largely dictate the size of home that you can build.
Whether you are looking to build a country-inspired escape on a semi-rural acreage or a modern home in a developing suburb close to schools, shops and recreation spaces, we have a design and façade to suit your environment.
2) Land considerations
There are several technical factors that may impact the home design you should select for your block.
Researching your block is vital before you sign on the dotted line, so ask about:
- Setbacks – what is the minimum distance your home needs to be set back from the road or tree line?
- Easements – is there an easement for utility, drainage or sewerage on your land that will impact your build?
- Covenants – is there a covenant on the land restricting you from building to a certain height or using particular materials?
If setbacks, easements and covenants aren’t your specialty, tap into the knowledge of seasoned experts at Burbank who are available to help guide you through the process.
3) Slope
Sloping blocks can herald incredible views, but the angle and direction of the land can also impact the build process and bring a unique set of challenges.
It is worth commissioning a comprehensive site analysis before you make your land purchase to help get a fuller picture of any additional costs and time factors.
The more work that needs to be done to level the block for building, generally the higher the site costs.
4) Orientation
The orientation of your home on the block is one of the most important things to consider when designing your build.
If it is possible, most people opt for a north-facing orientation, which gives your home the most direct sunlight over the day. High windows on the north-facing side capture the most winter sun and will warm your home, which means less money spent on heating bills in the cooler months.
5) Consider your options
Burbank offers a multitude of home designs to choose from, as well as different facades and design features, so mixing and matching to create the right home for you is entirely possible.
At Burbank we have 1000s of design options of offer and build all over the Australia.
