Grants and incentives for First Home Buyers
As a First Home Buyer, cracking into the property market is a big commitment, and a big investment – but the good news is financial assistance is available to help you on your way.
Most states offer first homeowner grants, incentives and stamp duty to encourage more Australians to buy and build their own homes.
How to access these incentives largely depends on where you live, the type of property you buy and how much you spend on your first home.
The First Home Owner Grant scheme was initially introduced on July 1, 2000 to offset the effect of the GST on home ownership. At the time, it offered a one-off grant to eligible first home owners, but since then the incentives and qualifying conditions have changed from state-to-state.
Here’s a simple guide to help you navigate the financial help on offer.
State | First Home Owners Grant (FHOG) | Stamp Duty Benefits |
New South Wales |
$10,000 for new or substantially renovated homes. |
Eligible first home buyers can benefit from the First Home Buyer Assistance Scheme by receiving a full exemption from transfer duty (stamp duty) on properties valued at $800,000 or less, or a reduced rate for properties between $800,000 and $1 million. |
Victoria |
$10,000 if buying a new or established home valued up to $750,000. |
The State Revenue Office Victoria offers a one-off duty exemption is available for properties purchased as a principal place of residence valued up to $600,000. A concession for a principal place of residence is in place for properties valued between $600,001 and $750,000. |
Queensland |
Grants of $30,000 or $15,000 are available to buy or build a new home that has never been lived in, sold as a place of residence or has been substantially renovated. |
From May 1, 2025, first homebuyers who enter into a contract to purchase a new home to live in or vacant land on which they plan to build a home to live in can apply for a full transfer duty concession, effectively paying no stamp duty. |
South Australia |
$15,000 if buying or building a new property that will be a principal place of residence. |
Stamp duty relief is available for eligible first homebuyers who buy a new home, an off-the-plan apartment or vacant land to build a home on. It does not apply to established homes, knockdown rebuilds and investment properties. |
Australian Capital Territory |
The ACT no longer has a first homeowner grant, but buyers have access to the means-tested Home Buyer Concession Scheme giving eligible homebuyers up to $34,270 off their purchase. |
First homebuyers do not pay stamp duty in the ACT. This concession is available to all properties in the ACT, including vacant land, new and established homes at any price. |
