If the land has significant variations in height, additional site preparations such as retaining walls may be necessary. Some developers take proactive measures and bench their land, constructing retaining walls before the build starts. Understanding the slope/fall of the block will ensure that you have a clear idea of the associated costs and potential challenges that may arise during the construction process.

Orientation and Solar Orientation
Orientation is a crucial factor that plays a vital role in the energy efficiency and comfort of your home. The way your home is positioned on the land in relation to the sun can greatly impact heating and cooling requirements. This allows for better utilisation of natural light and passive solar heating during winter while minimising direct sunlight exposure during summer. For optimal energy efficiency, you want to find East and West facing lots which better allow you to position areas in optimal locations - however North and South facing lots also are a good alternative. It is ideal to place your living zones within your home design on the northern side of the lot, and your sleeping zones on the southern side.
